Quay arranged a senior debt site acquisition and construction facility for a large mixed use development in Adelaide, South Australia. Quay structured the transaction so that the borrower could initially secure the site by settling the land and once sufficient pre-sales are achieved, the facility will roll to a construction debt facility to complete the development. This gives the borrower certainty of funding and a capital team for the entire project.

Description:

Secured construction funding for a client to deliver 98 apartments. The land was unencumbered with 100% debt cover. A cash out was approved on the land within 3 days of $3M with our funder sitting at 30% LVR. This enabled civil works to commence and allowed us a further 30 days to arrange and provide a roll over facility of $30M to fully fund the construction.

Exit: Completion and settlement of units from the purchasers who already paid 15% in deposits.
